Letter from the President, Healey HOA
December, 2008
Dear Healey Homeowner:
As a member of the Healey family, I wish you all a happy holiday season and hope you enjoy the festivities and cheer of this time of year. I also hope you feel the spirit of the season from the stunning Christmas tree, holiday music, and refreshments that have been provided in the lobby by the Healey Homeowners Association Board to help make your season even brighter. Please be sure to stop by the lobby on Wednesday, December 17 at 7:00 p.m. and participate in the holiday social for Healey owners and residents.
In just five short years the Healey Building will celebrate its 100th birthday. The Healey was the last major skyscraper built preceding World War I and is one of the oldest skyscrapers in Atlanta to be converted to a condominium, second only to the Metropolitan built a couple years earlier. Each time Peg and I come home to the Healey we still marvel at the magnificent structure and all it has weathered throughout the years.
In order to maintain the classical importance of our building and add value to your individual home, it is necessary to increase the HOA fee of each homeowner. The increase supports our ongoing expenses and a ten-year plan to achieve our goal of adding value to our property.
Effective January 1, 2009, the monthly association fee will be $405. Please be sure to update your banking auto pay or credit card information to reflect this change. Remember that association fees are due on the first of each month and a late fee will accompany late payments.
The New Year will bring new challenges but I am confident that we will make great progress toward achieving our goals of energy efficiency, reduced maintenance issues, and we will strive to provide a more effective forum for frequent communications between the Healey Board and all residents. Some of this will be visible on our website at www.healeycondos.org.
I hope you will continue to enjoy this magnificent building in its unique urban environment and work to make it the best residential address in the City.

Recap of 2008 HOA Accomplishments
Long-term Cost Savings through the Settlement of the Lawsuit
The lawsuit initiated prior to 2008 was successfully settled. We are pleased with the outcome of better cost sharing between the building owners and the HOA. Here are a few of the things we accomplished:
- Parapets were repaired and waterproofed.
- A new roof was installed.
- New strainers were installed for the HVAC system.
- Elevator room is now air conditioned, adding life to the current equipment.
- Condo documents and cost sharing agreements were revised and given to all owners.
Cost Saving and Better Air Quality by Energy Recovery Units (ERUs)
The ERUs are designed to circulate air throughout the building. They are located on the Poplar Street side of the building between the stairwell and the "A" units. Accesses to the ERUs were through the bedroom of "A" units on odd numbered floors. Although they existed, they were not fully implemented by the building owner and proved to be inefficient and noisy for residents in the "A" unit. The Board addressed this problem with several steps:
- Installed access entry doors to the ERU from the stairwell instead of individual units.
- Scheduled soundproofing of the ERU rooms to reduce the noise level for residents. This work will begin this month.
- Improved circulation of fresh air into the building.
- Board member Collins Young installed motors for several ERUs. This resulted in approximately $4,000 cost savings to the HOA.
HOA Fees
The annual budget is predicated on every homeowner paying the monthly condo fees and special assessments. Over the years, some funds owed to the Healey were not paid as agreed. With the advent of more stringent collection processes using our attorney and improved tracking, the HOA was able to collect over $22,000 from delinquent homeowners.
Guess Suite
The guest suite is both an amenity for residents and revenue source for the Healey. The original procedure used security desk personnel to make and track reservations. This was cumbersome and inefficient. The process was streamlined to allow Piedmont Management to handle the reservation system. Additionally, visitors were able to enjoy a more inviting and comfortable guest suite after a new company was employed to perform cleaning and maintenance before guests arrive and after they leave.
DSL at Security Desk
The HOA has installed a DSL and computer at the security desk. This will enable security personnel to have access to a computer that is specifically for the purpose of communicating with Healy residents. All residents will soon be able to receive emails regarding packages delivered for them and awaiting pick-up, schedule the HOA meeting room, and other functions.
Additional Items
- Installed floor tiles in the elevator cabins and refurbished the brass and wood.
- Installed LED lighting in all common areas in front of the elevators, an energy cost savings to the HOA.
- Completed a ten-year Capitalization Plan.
